The “Quartier Heidestraße” will provide a unique range of modern spaces suitable for various commercial uses like retail, service, industry, media, real estate, fintech, start-up, internet and IT – or a wide range of creative businesses. For these, as well as many other sectors, the location provides the ideal conditions for successfully developing their business. A number of small-scale office units will also be built along Heidestrasse. The “Quartier Heidestraße” will have approx. 155,500 sqm GFA available for office use.

Office – Hotel – Boarding

Heidestrasse will be transformed into a boulevard featuring an attractive mix of high quality retail, cafés and restaurants, totalling 16,860 sqm GFA. A hotel of approx. 8,200 sqm GFA will further complement the range of urban amenities.


The residential buildings will face away from Heidestrasse and extend to the quarter's western green corridor. They will be constructed as enclosed Berlin block buildings with quiet courtyards. The 860 residential apartments have a total of approx. 86,150 sqm of floor space. 25 per cent of the apartments are to be built as subsidised housing in accordance with the Berlin model of cooperative land development. At least 77 child care placements will be integrated into the development to safeguard the quarter's social infrastructure, and a playground provided by a green space of approx. 900 sqm will be located in front of the child care centre.
