Berlin, 09 March 2017. In the architectural competition for the commercial area of the Heidestraße quarter, the design of the architectural office EM2N Architekten (Zurich) has been recommended for realization.

– Commercial building with approx. 114,000 m2 GFA offers flexible floor plans and variable sizes

– Construction will begin in 2018

The tender was for the commercial area in the west of the site, which is bordered by the tracks of the railroad line. The area of the territory is about 28,300 m2. Around 114,000 m2 of gross floor area will be used for offices and commercial space as well as a small amount of retail. The task was to develop an architectural concept suitable for use with a clear address, a clear design approach and a high recognition value.

EM2N Architects won over the jury with a block that connects ten differently designed buildings, five of which are tall 12-story buildings that accentuate the horizontal structure. The bright facade of precast concrete elements takes up elements of Berlin’s industrial architecture. In several places, loggias are provided as facade recesses; atriums and balcony zones also open up to the outside space.

Senate Building Director Regula Lüscher was pleased with the outcome of the competition: “This building relates very convincingly to the entire neighborhood. Although entirely reserved for office and commercial use, it combines working and living and offers a contemporary range of co-working spaces and open office landscapes – precisely what the creative and innovation industries are looking for. The building block enters into a dialogue with the residential buildings through its basic urban structure. The clean, appealing architectural language reflects the site’s industrial past. Despite the dimension of the building block, a clear address formation for the different areas succeeds.”.

Thomas Bergander, Managing Director of Quartier Heidestraße GmbH, explains: “This successful design makes offers for a wide range of needs and company sizes. From corporate headquarters to co-working spaces, it offers users customized structures. This makes it possible to build office worlds here that are as forward-looking as they are user-friendly.”

The winners of the competition were selected from ten entries. The 2nd prize was awarded to the Berlin office of Eller + Eller, and the 3rd prize went to the design by gmp Architekten von Gerkan, Marg und Partner International (Berlin). The competition was carried out by the awarding authority, Quartier Heidestraße GmbH, in coordination with the Senate Department for Urban Development and Housing, the Mitte district and the Berlin Chamber of Architects.

The judges include Senate Building Director Regula Lüscher, Ephraim Gothe, District Councillor of Berlin-Mitte, and Thomas Bergander, Managing Director of Quartier Heidestraße GmbH. Quartier Heidestraße is being developed as part of Europacity and comprises offices, retail and housing as a mixed urban quarter on a site area of approx. 85,000 sqm The Berlin office ROBERTNEUN emerged as the winner from an initial architectural competition for the special area of the quarter.
