ARCHITECTURAL COMPETITION "MIXED AREA MI 4.1" IN THE QUARTIER HEIDESTRASSE: JURY HAS DECIDED ON THE WINNING DESIGN

Berlin, May 22, 2017. In the architectural competition for the mixed-use area MI 4.1 of the Quartier Heidestrasse, the design of the Berlin office CKRS-Architekten: Clarke, Kuhn, Rozynski, Sturm was recommended for realization.

A building complex with six, seven and twelve full stories will be constructed on the 5,987 m² EuropaCity site, in which 215 rent-controlled apartments will be built in accordance with the Berlin model of cooperative building land development. In addition to the apartments, commercial space, a hotel and a daycare center with approx. 1,000 m2 GFA for approx. 83 places will be created.

Berlin, May 22, 2017. In the architectural competition for the mixed-use area MI 4.1 of the Quartier Heidestrasse, the design of the Berlin office CKRS-Architekten: Clarke, Kuhn, Rozynski, Sturm has been recommended for realization.

A building complex with six, seven and twelve full stories will be constructed on the 5,987 m2 site, in which 215 rent-controlled apartments will be built in accordance with the Berlin model of cooperative building land development. In addition to the apartments, commercial space, a hotel and a daycare center with approx. 1,000 m2 GFA for approx. 83 places will be created.

As the southernmost subarea of the Heidestrasse neighborhood, the MI 4.1 mixed-use area has special significance. Adjacent to the existing buildings, the building opens the new construction area of the quarter and leads into the heart of the quarter, the special area with the central city square.

The winning design by the Berlin office of CKRS-Architekten presents itself as a large urban form, whose different areas of use are clearly differentiated in their structure, but still form a unit as a block of buildings. The load-bearing structure with column grid is taken from the industrial building, the gridded facade, which partly forms arcades and loggias, consists of precast concrete elements.

The judges made recommendations for further processing.

Senate Building Director Regula Lüscher is pleased with the “clear attitude” of the winning design: “As the entrance to the Heidestrasse neighborhood, the building sets a strong and robust accent. With its industrial look, it also refers to the history of the site. With its urban appeal and a successful Berlin mix of uses, the building complex is an important building block for the Heidestrasse quarter.”

Thomas Bergander, Managing Director of Quartier Heidestrasse GmbH, explained: “This design creates a very successful connection between the existing buildings and the special area of Quartier Heidestrasse. The architecture finds an appropriate and coherent form for the heterogeneous use of the building. Thus, this building will also contribute to the diversity in the neighborhood.”

The winners of the competition were selected from 15 entries. The second prize was shared by the designs of BE Berlin and Heide & von Beckerath (Berlin), and the third prize was awarded to the consortium Schenker Salvi Weber Architekten ZT (Vienna) / Felix Thörner Architekt (Düsseldorf).

The competition was carried out by the awarding authority, Quartier Heidestraße GmbH, in coordination with the Senate Department for Urban Development and Housing, the Mitte district and the Berlin Chamber of Architects. Drees & Sommer Berlin was responsible for the invitation to tender and preliminary review of the competition.

The judges include Senate Building Director Regula Lüscher and Thomas Bergander, managing director of Quartier Heidestrasse GmbH.

Quartier Heidestraße is being developed as part of Europacity and comprises offices, retail and housing as a mixed urban quarter on a site area of approx. 85,000 m2
