GROWING EUROPACITY: BUILDING PERMIT GRANTED FOR ANOTHER BUILDING ENSEMBLE IN THE HEIDESTRASSE DISTRICT

Berlin, January 24, 2019. Planning permission has been granted for the planned QH Spring building ensemble, which is being built as part of the Heidestrasse quarter in Europacity near the main railway station. This means that implementation of the project can begin as planned on March 01, 2019.

As a prelude to Quartier Heidestrasse in the south of the site, QH Spring offers a lively mix of hotel, residential, retail, restaurant and daycare center with a green square in front. A striking feature of the building is the soaring residential tower, which affords a sweeping view of Europacity. The planning for the ensemble comes from the Berlin office CKRS Architekten.

The GFA of the entire complex is about 27,000 sqm above ground and about 4,700 sqm below ground. Of the 258 planned rental apartments, 215 units will be subsidized in line with the Berlin model of cooperative building land development. The parts of the building with residential use are 7-storey, in the area of the residential tower 12-storey.

A six-story boutique hotel with a floor area of approximately 6,000 sqm, 180 rooms and a roof terrace as well as outdoor areas facing the courtyard will make a decisive contribution to the mix of uses and thus to the revitalization of the neighborhood.

The daycare center with its approx. 130 places will be realized on two floors in the tower. Five additional commercial units can be found on the first floor. The underground parking garage offers 61 car parking spaces, 10 of which will be equipped with charging stations for electric mobility. In addition, 492 bicycle parking spaces will be created. QH Spring is scheduled for completion in the second quarter of 2021.

Quartier Heidestrasse, located in the northwestern part of Berlin-Mitte in Europacity, is being developed as an urban mix with modern residential and office buildings, restaurants and retail spaces, public squares and green areas. In the fall of 2018, the foundation stone for QH Core was already laid in the Heidestrasse neighborhood. A local shopping center, offices and apartments are being built here on an area of around 28,700 square meters. Completion is scheduled for mid-2020. A total of around 268,000 sqm of gross floor area (GFA) is planned for the Heidestrasse quarter.
