PRESENTATION OF THE WINNING DESIGNS FOR THREE MIXED-USE AREAS: ALL COMPETITIONS FOR THE HEIDESTRASSE NEIGHBORHOOD COMPLETED

Berlin, September 29, 2017. The architectural designs for the construction of the Heidestraße quarter in Europacity near the main train station are complete. In the last of four competition procedures, the jury decided on the planning for the mixed-use areas MI 1, MI 2 and MI 3. The winners are gmp Architekten von Gerkan, Marg und Partner (Berlin), Collignon Architektur und Design (Berlin) and ROBERTNEUN Architekten (Berlin).

– To the west of Heidestraße, four building complexes are being constructed with residential units and small-scale commercial space.

Berlin, September 29, 2017. The architectural designs for the construction of the Heidestraße quarter in Europacity near the main train station are complete. In the last of four competition procedures, the jury decided on the planning for the mixed-use areas MI 1, MI 2 and MI 3. The winners are gmp Architekten von Gerkan, Marg und Partner (Berlin), Collignon Architektur und Design (Berlin) and ROBERTNEUN Architekten (Berlin).

Thomas Bergander, Geschäftsführer des Projektentwicklers TAURECON, Regula Lüscher, Senate Building Director and State Secretary for Urban Development, and representatives of the award-winning architectural firms presented the plans selected for realization on Friday.

The mixed-use areas MI 1, MI 2 and MI 3 consist of a total of four building complexes, each grouped around an inner courtyard, with space for apartments and small-scale commerce. They have a total floor area of approx. 26,000 m², approx. 21,300 m² and approx. 41,850 m². The MI 3 area comprises two structures (MI 3.1 and MI 3.2).

For the mixed-use areas MI 1 and 2 as well as MI 3.1 and 3.2, a competition had been announced in each case. The jury decided to commission two different architects with the realization of the two structures MI 3.1 and 3. 2. The mixed-use areas MI 1 and MI 2 are adjacent to the North Port Square. The buildings are realized by gmp architects. The mixed-use area MI 3 consists of the two structures MI 3.1 and MI 3.2, one of which is adjacent to the triangular square in the geographic center of the neighborhood. The building at the Dreiecksplatz will be executed by Collignon Architekten, while ROBERTNEUN Architekten will realize the adjacent building to the north. Construction will start from the beginning of 2019.

The design by gmp Architekten envisions two bright, urban-looking buildings, each with clearly differentiated, distinct units for residential and commercial use in the building blocks. The facades of light gray-silver brick are planned on the basis of a grid in varying formats. Textile blinds of bronze and brass tones and brass balustrades create accents in warm colors. Both buildings form tower floors. Collignon Architects convinced the jury with a building whose gridded façade is made of fiber-reinforced concrete cladding with a high white content. Colonnades are planned on the first floor facing the triangular square. To the outside, the building M 3.2 forms loggias, to the inner courtyard balconies are provided. The facade of the residential section is clearly set off from the commercial section by inwardly turned, closed exterior wall panels.

ROBERTNEUN Architekten, who had already been commissioned with the planning of the special area at Dreieckplatz following an earlier competition procedure, also received first prize for their planning of the MI 3.1 mixed-use area. The building facades facing the urban space consist of precast concrete curtain walls with vertically emphasized window openings. The first floor areas are designed as an “urban base” with a continuous band of commercial units.

For the three first prize winning designs, the jury made recommendations for further work.

Regula Lüscher, Senate Building Director and State Secretary for Urban Development, was pleased with the outcome of the competition: “In the context of the existing plans and especially with regard to the urban quality of the open spaces through a high proportion of attractive ground-floor uses that enliven the neighborhood, the winning designs are thoroughly convincing. With the conclusion of all the competitions for the Heidestraße neighborhood, we have succeeded in securing high architectural quality, different types of housing and a diverse mix of uses throughout the area as prerequisites for a livable district. The state of Berlin, the project developer and all those involved in planning have worked constructively, listened to each other and also argued productively. Thus, the competition procedures have once again proven to be a very good instrument of quality assurance.”

Thomas Bergander, Managing Director of Taurecon Real Estate Consulting GmbH, which is developing the quarter, added: “Once the competitions have been completed, the Heidestraße quarter will take shape in its entire context. With its clear identity, it will contribute to the quality of Europacity, also because tenants and traders will find ideal conditions. I would like to thank everyone involved for the pleasant, open and results-oriented cooperation during the competitions.”

The competition was held in the form of a non-open realization competition (invitation competition). It was carried out by the awarding authority, Quartier Heidestraße GmbH, in coordination with the Senate Department for Urban Development and Housing, the Mitte district and the Berlin Chamber of Architects. Drees & Sommer Berlin was responsible for the invitation to tender and preliminary review of the competition. The winners of the competition were selected from 13 entries.

The judges included Senate Building Director Regula Lüscher and Thomas Bergander, Managing Director of Taurecon Real Estate Consulting GmbH.

Quartier Heidestraße is being developed as part of Europacity and comprises offices, retail and housing as a mixed urban quarter on a site area of approx. 85,000 sqm The design planning for the special area – the heart of the quarter – the commercial block on the railroad and for the mixed-use area MI 4.1 have been completed following corresponding architectural competitions.

Quartier Heidestraße GmbH
Founded in 2014, the company has set itself the goal of developing the Quartier Heidestraße project as part of Europacity into a vibrant urban district. In the spirit of the “Berlin mix”, residential and office buildings, commercial areas, public streets and squares are to be built here. A total of around 175,000 sqm GFA of commercial and retail space and around 860 apartments are planned for the Heidestraße quarter. The managing director of the GmbH is Thomas Bergander.

TAURECON Real Estate Consulting GmbH was founded by Thomas Bergander. The focus of activities is on real estate due diligence and project development for private and institutional clients.
