QUARTIER HEIDESTRASSE FINAL FOUNDATION STONE LAID FOR QH TRACK OFFICE BUILDING

Berlin, September 02, 2020 – There was once again reason to celebrate today in the Quartier Heidestrasse: Building construction has begun in the last construction phase of the QH Track office building, which closes off the new Europacity to the west. Thomas Bergander, Managing Director of Quartier Heidestraße GmbH, welcomed Berlin Senator for Economic Affairs, Energy and Labor Ramona Pop and Dr. Martin Heinig, Managing Director SAP Berlin, COO to Executive Board Member, Technology & Innovation, to the milestone event, where the foundation stone was laid for the last of the nine structures.

CUSTOMIZED DIGITALIZATION

QH Track, in which almost three quarters of the office space of Quartier Heidestrasse is concentrated, is an essential building block for the novel digitslisation concept of the entire neighbourhood development, which comprehensively networks residents, office users, services, retail and mobility infrastructure. For this purpose, concrete added values for users and operators were developed in advance from the pool of what is technologically feasible in order to anticipate future needs and synergy effects in terms of sustainable quality and profitability. Freely combinable modules were developed for the various digital innovation fields of neighbourhood, building, office and commercial space, and residential space. From these, the respective users can put together a “digital ready” package for their rental space according to their individual needs, or take advantage of add-on offers at a later date. For the employees of the companies that locate in the QH Track, this means that all the offerings not only of the building but also of the entire surrounding area are available via app, and the neighbourhood as a whole becomes a campus.

SAP ESTABLISHES ITS OWN DEVELOPER CAMPUS IN QH TRACK

With flexible space layouts ranging from 500 to 30,000 square meters of rental space, QH Track offers room for a wide variety of users – from prestigious corporate headquarters to medium-sized and small companies. The main anchor tenant with a synergy effect is the software group SAP, which has already leased 30,000 square meters to establish a new developer campus in QH Track. THE QUARTIER HEIDESTRASSE IS GROWING

With the Quartier Heidestrasse, a multifaceted, urban city quarter is being created on an area of around 8.5 hectares directly in the center of Berlin. All forms of modern working, living and housing are combined here: several construction phases comprise around 199,600 sqm of gross floor area (GFA) of office and commercial space, including a hotel and a daycare centre, as well as around 940 rental apartments. In addition to QH Core, two other complexes out of a total of six are already under construction – QH Spring and QH Track. MODERN AND FLEXIBLE WORKPLACES FOR 8,500 PEOPLE

Thomas Bergander, Managing Director of Taurecon Real Estate Consulting, said on the occasion of the laying of the foundation stone for the last of QH Track’s nine structures: “Just two years ago, it took imagination above all to envision the development of a lively quarter in a central location at Berlin’s main train station. Now we can see the plans taking shape. With state-of-the-art technological support, living and working in Quartier Heidestrasse will become smart and ecological. The future users of QH Track will not only benefit from the innovative character of this building, but will also be an important part of the vibrant neighbourhood.” The striking, approximately 550-long building, designed by EM2N Architects, is structured by five towers up to approximately 55 meters high, which provide a distinctive hallmark. The ensemble communicates with three different types of buildings. There is the “Warehouse” type with ceilings up to 4 meters high, open concrete elements and “rougher” architecture, the “Pencils”, high-rise buildings with a lot of foresight all around and thirdly “Headquarters”, designed for single-tenant rentals and with the possibility of special uses. A total of up to 8,500 people will work in QH Track – in the middle of the city and with short distances to green open spaces and in the immediate vicinity of the central city square with restaurants and shopping facilities.

QUARTIER HEIDESTRASSE: SMART AND ECOLOGICAL LIVING AND WORKING

With the Quartier Heidestrasse, a multifaceted, urban city quarter is being created on an area of around 8.5 hectares directly in the center of Berlin. All forms of modern working, living and housing are combined here: the six sub-projects of the quarter comprise a total of around 199,600 square meters of gross floor area (GFA) of office and commercial space, including a hotel and a daycare center, as well as more than 940 rental apartments with around 95,400 square meters of GFA.
