Berlin, September 24, 2019. SAP, the world’s largest provider of enterprise applications signs a lease in the Heidestrasse quarter in Berlin’s Europacity. The listed company, headquartered in Walldorf, Germany, has leased around 30,000 square meters in the smart QH Track building ensemble and will set up a digital campus there. It will accommodate up to 1,200 employees. SAP is moving into the Quartier Heidestrasse.

MIX IT LIKE BERLIN, is the motto of the Quartier Heidestrasse. A lively, urban, digital and sustainable quarter will be created here, in which all forms of modern work, life and living can be combined.

Thomas Bergander, Managing Director of Quartier Heidestrasse GmbH, explains at the conclusion of the contract: “We are very pleased that SAP will move into our QH Track office building in Quartier Heidestrasse. QH Track marks the western entrance to the new neighborhood. It is divided into nine structures with five to 14 Upper Stories with heights of up to 55 meters and a total length of approximately 550 meters. QH Track will create a total of around 104,000 square meters of high-quality office space. The building complex will be completed with all building sections in 2023.

QH Track is also characterised by its integration into the digital platform of Quartier Heidestrasse. This unique neighbourhood platform, which links very different residential, retail and office usage, will become the neighbourhood brain and follows the principle: simplify processes, create added value, increase convenience and promote neighbourhoods.

The Heidestrasse quarter is one of the city’s major project developments. Here, an urban mix is being created on an area of around 8.5 hectares. A total of 159,500 square meters of office and commercial space and around 920 apartments will be built in several phases.


TAURECON Real Estate Consulting is responsible for the project development of Quartier Heidestrasse in Europacity and coordinates the entire planning process from conception to realization and marketing. Taurecon was advised by JLL Berlin and Drees & Sommer during the contract negotiations.


The company was founded by Thomas Bergander. The focus of activities is on project development for private and institutional clients as well as real estate due diligence. In Berlin, the company is responsible for the project development of the Quartier Heidestrasse in Europacity and coordinates the entire planning process from conception to realisation and marketing. The services include, among others, the commissioning and coordination of the teams involved, the monitoring of development plans and competitions, and the organization of marketing. For the Wasserstadt project in the Europacity Berlin, Taurecon takes over the monitoring on behalf of Adler Real Estate. Likewise, Taurecon organizes the entire purchasing process for its clients upon request.


The company has set itself the goal of developing the Quartier Heidestrasse project as part of Europacity into a vibrant urban district. In the spirit of the “Berlin mix”, residential and office buildings, commercial areas, public streets and squares are to be built here. A total of around 159,500 sqm of commercial rental space and around 920 apartments are planned for the Heidestrasse quarter. The managing director of the GmbH is Thomas Bergander.
