Berlin, November 12, 2020. The shell of the QH Spring ensemble in the Heidestrasse quarter has been completed: Today, the topping-out wreath was lifted for the building ensemble. Thomas Bergander, Managing Director of Taurecon Real Estate Consulting GmbH attended the ceremony as aprt of a selcet group of guests and spoke a word of greeting for those involved in the construction. In order to protect people in view of the Corona pandemic, an official celebration with visitors was not held.

As the southern entrance to the new quarter, QH Spring mediates between the older existing buildings in Europacity and the buildings currently under construction in Quartier Heidestrasse. Urban is the mix of uses in the building, with residential, retail and hotel as well as a daycare centre on a total of 19,770 square meters of leasable space. The integrated URBAN LOFT hotel will offer 180 rooms. The site will also have around 260 apartments in three structures, most of which will be rent-controlled. There will be space for privately financed apartments on the upper floors of the 12-story residential tower. Five commercial units for retail with areas ranging from 80 m² to 200 m² complete the mix of uses.

Regula Lüscher, Senate Construction Director and State Secretary of the Senate Department for Urban Development and Housing, praised the progress of construction on the occasion of the completion of the shell: “With every laying of the foundation stone, every topping-out ceremony and every completion of construction, it becomes increasingly clear that here on Heidestrasse an urban quarter is being created in the best sense of the word: modern, forward-looking and, above all, connecting neighbourhoods. That is why, as is customary at topping-out ceremonies, I would like to thank everyone involved in the planning and construction of QH Spring. To the east of Heidestrasse, the development of the Europacity district has largely been completed; the “Spring” component now forms the southern end of the seven buildings being realised by Quartier Heidestrasse GmbH. QH Spring is compelling both architecturally and in terms of its mixed usage and supply of rent-controlled housing. To all the builders and the owner, I wish accident-free construction and speedy completion even after the topping-out ceremony.”

Thomas Bergander, Managing Director of Taurecon Real Estate Consulting GmbH, explains on the occasion of the topping-out ceremony: “QH Spring already sets a special mark topographically in the Heidestrasse quarter. Visitors coming from the main train station will find their way into the quarter, get a first impression of the mix of uses according to our motto “Mix it like Berlin” and at the same time can assure themselves that one can live, work and live one’s everyday life very well in the quarter. Creating community and good neighbourhoods are our most important goals. We accomplish this through the latest technologies, smart concepts and good networking of all the players in the neighbourhood. QH Spring creates the urbanity of a state capital, offering elegance with a trendy hotel, but also neighbourhood qualities with a daycare centre and courtyards as retreats for residents.”

The planners of the building ensemble are CKRS Architekten, which emerged as the winner of a Europe-wide competition. The project envisions a hybrid block with urban appeal. It consists of three structures and a 12-story soaring tower that provides a sweeping view of Europacity and Berlin. A common construction and façade vocabulary connects the structures into a cohesive unit. The high-quality facade made of pigmented precast concrete elements creates a confident and urban appearance. In the center of the building, the landscaped courtyard offers recreational possibilities.

With the Quartier Heidestrasse, a multifaceted, urban city quarter is being created on an area of around 8.5 hectares directly in the center of Berlin. All forms of modern working, living and housing are combined here: the six sub-projects of the quarter comprise a total of around 199,600 square meters of gross floor area (GFA) of office and commercial space, including a hotel and a daycare center, as well as more than 940 rental apartments with around 95,400 square meters of GFA. The heart of the quarter – QH Core – will be occupied as early as January 2021. QH Track and the entire neighborhood are scheduled for completion in 2023.

The company was founded by Thomas Bergander. The focus of activities is on project development for private and institutional clients as well as real estate due diligence. In Berlin, the company is responsible for the project development of the Quartier Heidestrasse in Europacity and coordinates the entire planning process from conception to realization and marketing. The services include, among others, the commissioning and coordination of the teams involved, the monitoring of development plans and competitions, and the organization of marketing. Taurecon implemented the monitoring for the „Wasserstadt” project in Europacity Berlin on behalf of Adler Real Estate.
